Cancellation of Certificate of Title for Tiny Home and Manufactured Home

You will need to obtain the following documents before submitting your request:

• The Original Certificate of Title
• A description of the home, including;
  • Model Year
  • Manufacturer {make}
  • Width
  • Length
  • Identification Number/Serial Number
• Lien Release Documentation, if applicable
• The legal description of the real property
• A sworn statement confirming:
  • You own both the land, and the Tiny Home or Manufactured Home, or a sworn statement from the property land owner
  • The home is permanently affixed to the property/ground

Take all the above documents listed to the Registry of Deeds in the county where the property is located. The Registry of Deeds will record the documents as part of the public land records.

After the documents above have been recorded, submit a completed MVT-61: Request for Cancellation of Certificate of Title for Tiny Home or Manufactured Housing and provide all original documentation that was recorded within the Registry of Deeds {photocopies are not accepted}. Be sure to include the Book and Page number from the prior step from the Registry of Deeds

Once the Secretary of State reviews and approves your request, you will be mailed a Cancellation Letter stating the process is complete. You must then have the Cancellation Letter document recorded within the county Registry of Deeds. This is a crucial step, as the application process is pending the verification of receipt and recording at the Registry of Deeds office.

As mentioned above, this process is dependent on the documentation within the public record of the residential real property. Once that document has been recorded within the Registry of Deeds, please return proof of filing with the Bureau of Motor Vehicles via email, both of which are listed below;
